What a 4-Point Inspection Covers, and When Your Insurer Will Ask for One
A 4-point inspection checks four home systems — roof, electrical, plumbing, and HVAC — and documents the age, type, and condition of each. Insurers use it to decide whether to write or renew a policy on an older home; Citizens Property Insurance, for example, requires one on any property more than 20 years old. When will my insurer ask for one?
There's no single statewide age trigger — it's set by each insurer. Citizens Property Insurance Corporation, Florida's state-backed insurer of last resort, requires a 4-point inspection for property owner, dwelling, and mobile home applications on properties more than 20 years old. Private insurers set their own thresholds, which TSC won't guess at here — your agent can confirm your specific carrier's requirement.
How is this different from a roof certification?
A roof certification is narrower and roof-only: it documents how many years of useful life the roof has left, which is what insurers use to decide on roof-age policy questions under Florida law. A 4-point inspection is broader — it covers the roof plus three other systems, and it's usually what's required for eligibility on an older home generally, not just for a roof-age question.
What happens after the inspection?
